The nationwide reform of property tax will take effect from January 1, 2025. The city of Krefeld has also set new assessment rates as part of this - with different effects for property owners.
🏡 Housing: Relief possible
The assessment rate for residential properties has been reduced - from 533% to 506%. That sounds good at first - but the decisive factor is the new property tax value, which the tax office has reassessed based on the size of the property, location and type of building.
➡️ What does this mean in concrete terms?
If you own a small or averagely valued home, you will often pay less in future. However, if you have a very large plot of land or a valuable property, you may pay more despite the lower assessment rate.
🏢 Businesses: noticeably higher burden
For properties not used for residential purposes (e.g. stores, offices, warehouses), the assessment rate increases drastically - to 995%. This corresponds to almost a doubling.
➡️ Consequence:
Many tradespeople will have to pay significantly more property tax from 2025 - even if the property values have only changed slightly.
📊 Will people pay more overall in Krefeld?
The city of Krefeld is pursuing the goal of revenue neutrality - in other words: 💡 Overall, the amount of property tax should remain the same. But there are losers and winners:
- ✔️ Relief: especially small detached and semi-detached houses in medium-sized locations.
- ❌ Additional burden: especially commercial properties, large residential complexes and properties in prime locations.

The reform is not an across-the-board tax increase, but it does significantly change the distribution. The extent to which you are affected depends on the new property tax value and the use of your property.
